When I purchased my home in 2021 I had a structural engineer’s report done due to cracking in brick. Thomas reviewed my home and assured me that it was only seasonal movement due to lots of big trees “drinking” water from under my foundation during those hot summers. I recently had cracks come back and in spot the same crack was bigger. I panicked and had foundation estimates done and each insured me that my home needed thousands of dollars in repairs. I went back to Thomas Engineering for another assessment 3 years later and the same culprit… water. The engineering report stated at I simply needed water management to provide a better balance of water under my foundation to reduce movement throughout the year.
