Being first time home buyers, we dont have any frame of reference for what makes a good home inspection or what to expect from a home inspection company. That became less of an issue leading up to the inspection, and after we had received some preliminary videos of the inspection we were fully confident that AAD had everyone's best interests in mind and gave the most in-depth inspection that could be done without poking holes or getting intrusive.
Based on the warranty alone, I can with 100% confidence say that they gave the best inspection available and got us every bit of detail possible. Enough information that had I not seen the house a couple times myself, id assume it had everything wrong with it. We recently purchased a home in Idaho and AAD Inspection Corp did our home inspection. I am a preconstruction manager for a commercial construction company and on occasion do a similar type of service for our clients so when I read through the report I was very impressed. I don't think I have ever seen such a detailed and thorough inspection report. They even listed the model and serial numbers on the appliances. AAD was amazing from start to finish. My original contacts were Shauna and Jill for making our appointment. They were helpful, flexible and encouraging during a very stressful time while we were waiting for the offer on a house to be accepted. They had great follow up as well as set expectations as to how our inspection would be conducted. Jack was our inspector and he was wonderful. He spent the better part of 4 hours inspecting the house and then answering any and all questions I had about the process and the home. I arrived at 1:00 P.M. for the home inspection. Keith was already there and had completed the exterior inspection. He then shared his findings with me.
We entered the premises to begin the interior inspection. I found his demeanor to be respectful, attentive & accomodating, He began his inspection
which required 2 hours +/- in the course of which I interjected with brief questions. Needless to say he was very thorough. After the inspection was
completed, we were joined by my spouse and our realtor for the summary details. He found no glaring discrepancies and said the full inspection report

AAD did an amazing job putting together our inspection report! They were detailed and you could tell they took their time inspecting and ensuring they where as detailed as possible. I really appreciated the last section of the report that gave helpful tips on how to deal with some of the minor issues that were identified during the inspection and felt the recommendations were adequate. The home inspection was very detailed. We were there when the inspector was working and he was kind, hard working and we feel he did an excellent job. I sold real estate in the past and worked in home insurance for the past 8 years an our inspector was spot on answering any questions. The home we're interested in purchasing was built in 1972, so there are many more issues that could arise. We feel very blessed that our inspector was on his game so that we have the knowledge we need to do either further inspections or get bids on the cost of possible future home owner expenses. We also found your list of providers very helpful and we called many of the recommended providers and we were happy with all of the people we called.
