Garage Builders was my first and only inquiry when we decided to move forward with building a garage.
What Sold Us on Garage Builders:
* Everything was supposedly to be managed in-house (although subcontractors are used for tasks)
* Very responsive to our inquiries - at the beginning of our project.
* Quality of the build was great
* Disposal of grass and fence removal to make room for the garage.
* Accommodating when we requested adjustments to the initial garage plans.
* They handled all necessary permits.
* When an issue with the floor came up (a thin spot right where my car lift was to be anchored) was found, the owner and contractors came together and offered to re pour a footing in that location, deeper and with higher strength concrete than the lift manufacture recommended. Right from the beginning they were aware of my plans for a lift, and as the issue came up, they never hesitated to correct it. I am extremely happy with the effort put into making sure I had a safe and sound product.
What We Wish Was Done Better:
* We had a specific vision for our garage and certain features we wanted to include, particularly the installation of a floor drain. Despite clear communication around this request, due to technical issues with their online change form, the request never showed approved on their end. Later, it was indicated that the floor drain addition had been declined. Given our consistent communication about the importance of the drain, I wish someone had proactively reached out to confirm this decision and ensure there was no misunderstanding. From my perspective, there was no question that the drain was a priority for us.
* Communication became a significant issue as the project progressed. During the middle and later stages of the build, there were long periods of inactivity without any updates. Whether it was due to a shortage of tradespeople or materials, I would have appreciated even a brief email letting me know of delays and the anticipated resumption of work.
* When the final invoice was issued, certain tasks were left incomplete. The trench for the gas line and electrical was not filled, and there was no backfill of rock at the entrance of the garage. When my spouse inquired, we were told it would not be completed until the weather improved (despite winter having just started). When I followed up about the timeline for completing these tasks, I received no response until I contacted another representative. To our surprise, work was promptly carried out to fill the trench and backfill the garage entrance. One has to wonder if this would have happened had I not inquired.
Conclusion:
Garage builders may not be as small and tight knit as I'm sure they started out as, and may at times be too busy for their own good. However, they stand by their work and are absolutely willing to solve any problem for customers should the need arise. They work with top notch contractors and I would feel confident recommending them to anyone.
