Nate Buys Land, LLC (NateBuysLand.com) is a small group of land investors based in Michigan. Initially, the primary purpose of the company was to acquire large tracts of land near or within major cities in Michigan for development purposes. Over time, word spread among sellers that we purchase land, and as a result, we have expanded our operations. We buy land in all 83 counties of Michigan, including the upper peninsula, regardless of size. We provide realistic solutions at fair prices for more challenging properties, such as landlocked parcels and those deemed unbuildable for various reasons. Our expertise in development, planning, and understanding local zoning ordinances enables us to purchase many tricky pieces of land that sellers have struggled to sell in the past, all at a fair price. The majority of the land we acquire is in good condition, and we offer fair prices that allow sellers to avoid the lengthy process of listing with a realtor and the subsequent waiting game that can last for months. We strive to work with anyone looking to sell their land, aiming to help solve problems, whether they are related to convenience or ongoing headaches with the property. Even if a piece of land does not seem to fit our typical criteria, we are still willing to consider purchasing it if the price is reasonable and not too close to "proven" retail values. We cannot buy parcels at max retail price, then invest time in research, photography, cleanup, or improvements, only to relist it with a realtor, pay commissions, and incur a loss. Therefore, we do not pay "retail" prices, but we are fair—very fair. We also employ a buy-and-hold strategy for many of the smaller parcels of land we acquire. Thank you for reading, and please feel free to reach out to us. You will not be bothering anyone on our side; the land business is our passion, and we would love to assist you or offer our insights if that is what you need. - Nate
