My wife purchased a house right at the heart of the Coronovirus pandemic in early summer 2020. We did a stucco inspection and found multiple places where the stucco was failing most likely due to improper window replacement. The water damage was so bad that the interior drywall was wet in multiple spots. We decided to replace the stucco with Hardie concrete siding, replace all gutters and add a front porch. we contacted at least 5 stucco repair companies. The bids were a pain in the butt, most contracts kept using the words "as needed" for items such as insulation, sheathing, flashing and caulking. In my long experience "as needed" means "you ain't getting it"! Reaction Exteriors had the most detailed contract. Based on the stucco inspection we knew that all sheathing and insulation had to be removed and replaced. Reaction Exteriors gave us the least push back, they quoted real plywood instead of garbage OSB (swells when wet) and low and behold after mutliple EXCEL spreadsheets they were the cheapest overall by a significant amount. we also added a front porch for which they gave us the most detail in the contract. The job was massive, getting the permits in the middle of the pandemic was tough (Mike actually went to the township and refused to leave until he got the permits approved)!. Marco, the onsite supervisor was great as well. They came out every day until the job was done. They removed all the stucco, all the existing sheathing which was destroyed by water, took out all the windows and re-flashed them and built a new front porch from scratch, including foundations. They fixed all interior nail pops and replaced some rotting wood on the foundation, no charge. Did they make some mistakes - sure, but they never pushed back when I pointed them out , they simply fixed everything no questions asked. It has been over 7 months since they completed the work and we have not had one issue (which is unheard off). The billing was not a pain and a couple change orders were reasonable. Overall, I would say they were the best contractor that I ever dealt with and this is the 7th home that we have owned, not to mention I used to be a project engineer for a Utility dealing with contractors all day long.
