Divorces can be hard. I originally spoke with a California based company for months, then came time for them to give me their offer and the offer wasn't enough for cover the bills I needed to pay off in the divorce. I then had another call asking about a vacant piece of property i had and if it was for sale. Just like I did with the California based company, I told the caller (I forget who the initial contact person was) the land wasn't for sale, but we might be able do something on the house I have. I was then put in touch with Justin at Long leaf home buyers. After some questions, Justin knew generally what I needed to pay off bills and the house. And he worked with me for months as well, then when I was ready, he made an offer that was 55k more than the California company, and i never told him the orriginal offer. Justin was compasionate with my struggles on selling my house and was calm and helpful through the whole process. From the concerns of the divorce, to the concerns of where my older children were going to stay after the sale. He worked with me through it all. Then after the deal was made, the ladies I worked with (Theresa and Hannah) were also very patient and kind. Even when i wasn't as prompt with returning paperwork, they explained what needed and why.
There should be an expectation that this company is in the business to flip houses. They can't offer market value becuase there wouldn't be anything left to make money to pay the salaries of the employees after the flip. That trade off of taking less than market on the deal is a quick smooth and easy deal. No closing costs, no dealing with open houses, realtors, or random people in and out of your house "looking" but never buying.
Longleaf home buyers took care of closing and all associated costs of the sale. The price they offered me was the price i was given at closeing, before the house payoff and leans on the house were satisfied. Longleaf and it's staff helped me tremendously during a very difficult situation and made at least one part of it a little easier.
