While they seemed like they knew what they were doing upfront, what I received on the back end was worthless. I paid for an appraisal and expected to get a usable "as-is" value as required by a federally backed loan, however The Appraisal Station and Heather had different plans. They didn't understand the subject house or market to provide an as-is value, so they only provided a conditional value. Either they are incompetent or they were trying to get additional money for another inspection. I would report this to the state to have her license reviewed, but at the end of the day it's still an opinion. Don't waste your money, hire someone else, as I ended up doing. Sometimes walking away is the best action and unfortunately there are no refunds for services not received.
