Like others, I too had issue with this Appraiser using older comps. There is no reason to why multiple comps that were about 12 months were used in the original report while there were comps that showed a more fair value not used. With this market, you can’t compare the home value with a 12 month old comp. The Appraisal was disputed with our value increasing 40k from the original report. How? Literally, my realtor and I had to do the job for this appraiser in providing more logical comps! Mind you, this Appraiser also got paid more funds to do the job originally because of “complexity”, a basic cookie cutter two story home is very complex to appraise I guess. I work in the Mortgage Industry and never had seen an Appraisal so poorly prepared. Due to this poor handling, we ended up losing the home purchase. Try to avoid this Appraiser if possible.
