As many other students have already said, "Joe is the real deal". But it's worth repeating as it's refreshing to experience working with a teacher who continues to give more than is promised. I am still licensed as a realtor but trying to retire from doing houses (both as a realtor and an investor) so this vacant land business seemed to be a perfect fit for me. I must point out also that I've been a student/member of Joe's Lease option program for a long time, have done L/O deals following his methods, but never realized that land could be bought at such deep discounts. So I gave it a try and in my first mailing of 1100 letters I got 35 response and two signed contracts. I'm no longer skeptical - hey, this stuff works!

I've been with Joe for over a year doing lease options, and signed up in Jan'23 for training on land. Joe's training was very thorough, and I feel I have all I need to be successful in land now. Very much appreciate everything.
