Two business partners and I were looking for an investment property in Sacramento. We were on a budget, but still wanted to find a property with positive cash flow. Brian Jacks quickly paired down the list to properties that met our needs. We found a 13 unit complex in the low 400's and, with Brian's help, we were the winning bid at 15k under the asking price (though it didn't hurt that it was an all cash bid). That was the easy part. The hard part was getting used to our first commercial venture and dealing with a temperamental seller. Brian was on the phone with one of us almost every day for a month, and we must have exchanged 20 or so email a day about anything from clarifications, to termite inspections, to seller negotiations.
